Our Office - Servicing Bowen Real Estate and Surrounds
Bowen is the ideal place to escape. The future looks very strong for Bowen's Growth Potential. Its position on the Whitsunday Coast and the national and international trend to secure coastal property looks set to continue its impressive growth. Add to this the mining sectors expansion in and around Bowen, and the unquenchable thirst for quality coal from the Bowen Basin into such markets as China, India and America. These two sectors alone will provide substantial growth, with real impact felt in complimentary industries such as retail trading and tourism.
As a result of our prime location and Bowen's growth potential we have many people making enquiries after browsing our large window displays and viewing our internet website. With the real estate boom of the past 18months, Bowen's true value has been recognised with values of land going up anywhere between 50% to 500%. Developers have recognised this with the construction of a number of quality developments such as Coral Cove's 37, 5 star unit resort style development completed in 2007.
There are also new land subdivisions being developed catering for the growing need for residential use. Bowen has a strong rental market with the occupancy rate approximately 95%. The rental market in Bowen is driven by the industries which operate within the shire. This market is expected to be in demand within the next 12-36 months due to the growing operation of mining in the Bowen Basin. The scale of the projects forecast to begin in the middle of 2008 is helping to drive this sector of the property market.
The mining of Coal from the Bowen Basin is a growing operation. Newlands Coal has continued to grow and has kept Abbot Point Coal Loading Facility, located 20 kilometres north of Bowen, very busy over the past 23 years. Abbott Point is Australia's most northerly coal shipping port, with its modern deepwater port complex and extensive facilities both onshore and offshore. It plays a vital role in the States $8 billion coal export industry. Forecasts suggest that over the next 5 to 10 years the volume of coal exported from the Abbot Point Coal terminal will triple to approximately 50 million tonnes.
The long awaited and anticipated Missing Link project will fit hand in hand with the Abbott Point upgrade. The Queensland Government are currently undertaking a $25 million dollar feasibility study to support the construction of the project. The potential growth related to the Missing Link construction is substantial with the town of place Bowen and surrounds primed to receive the direct benefits of this construction.
As you can see Bowen with all of its developments, projects and location, is going to be the next boom town in North Queensland therefore L J Hooker Bowen's dynamic team is committed to continually improve their performance. The hard work, professionalism and genuine care will always deliver the best results possible.
