The terms and conditions for the holiday letting as agreed to by both parties are as follows and also permit the owner or agent to refuse a key, amend the charge or immediately terminate the occupancy. The premises are let to you for holiday purposes only.

 

1.       All payments are to be made in full 1 month prior to arrival date (except for xmas bookings) For xmas bookings , 50% deposit must be received by 30th June and payment in full made by 1st November. We require proof of identification (Drivers license or proof of age card plus a credit card) for all bookings

 



 

2.

 

The deposit is $250.00 or 30% of the total tariff whichever is the greater and due within 14 days of making the booking. Where the full tariff is less than $250.00 the full tariff is the deposit amount. The agent does not accept responsibility for any booking made without a deposit. A booking is not deemed to be confirmed until the deposit has been received along with the signed confirmation slip.

 

3.

 

The tariff is subject to change. The tariff may be increased at any time with written notice.

 

4.

 

In the event of canceling your booking, the deposit is not refundable unless the premises are re-booked for the entire period, in which case a cancellation fee of $55.00 will apply. The cancellations are to be in writing and to arrive in our office 30 days prior to the proposed arrival date outside school holidays and 60 days written notice for any other time.

 

5.

 

The premises are available from 2pm on the day of arrival and are to be vacated by 9.30am on day of departure. Keys are collected from our office at L J Hooker,1/74 Bold Street, Laurieton. Please return the keys to the agents’ office no later than 10:00am on the day of departure. If you are arriving outside business hours and wish to collect the keys outside business hours please confirm these details between 9.00am – 5.00pm on the day before your start date and we will arrange a place for you to collect them.

 

6.

 

The booking is made in good faith by the agent but may be subject to any changes. The description of the premises by the agent is made in good faith but no responsibility for mis-description can be accepted. We reserve the right to cancel any booking should anything arise, which absolutely renders the booking impractical. In that event, we shall notify you as soon as possible and do our best to arrange alternative accommodation or dates suitable to you, failing which all deposit monies will be refunded, but no other claim, right of action or demand shall exist in or be made by either party.

 

7.

 

The numbers of occupants must not exceed the number as stated in the advertisement or the number of beds. Extra occupants are not permitted and will be evicted along with those who are booked to stay.

 

8.

 

All bed, bathroom and table linen must be provided by the occupants unless the advertisements states otherwise. (Blankets and/or doonas and pillows are provided).

 

9.

 

All damage, breakages and losses to the property, furniture and furnishings, locks and key replacement are to be reported to the agent and paid for immediately.

 

10.

 

Pets are not permitted on the premises.

 11.

 

Premises are let on the condition they are kept clean and tidy at all times and are left in a clean and tidy condition when vacating. Please ensure kitchen and bathroom surfaces are cleaned, all floors are vacuumed, washing up is down and put away, all rubbish is put in the appropriate bins and put on the kerb for kerb side collection.

 12.

 

Garbage bins are to be put out on the relevant evenings and brought back in on the following day.

 13.

 

Occupants accept responsibility for blockages in any septic system. This will be determined by a plumber’s report at time of blockage.

 14.

 



 

No responsibility is taken for occupants' personal property left on the premises. A handling fee of $50 plus postage will be charged when guests request lost property to be collected, stored or returned. 

 15.

 

People staying at the premises must not cause a nuisance to adjoining or neighboring occupiers. In home units Strata Title by-laws must be observed at all times. Anyone found to be guilty of the above mentioned will be terminated at the agents discretion.

 16.

 

You are required to allow repair and or service personnel to enter the premises for the purpose of conducting any repair or service deemed necessary by the agent. Such times of entering will be arranged prior where possible and unless an emergency could exist or arise, will be between the hours of 9.00am and 5.30pm.

 17.

 

We reserve the right to enter the premises without notice and without prior arrangements in the absolute discretion of the agent.

 18.

 

In cases of apartments, units and villas car parking or carports are numbered, extra vehicles; boats etc are to be parked outside the grounds.

 19.

 

In event of the premises being offered for sale, the occupier agrees to allow the owner or his agent to inspect the property with prospective purchasers during reasonable hours with reasonable notice by appointment.

 20.

 

Please ensure you have your keys with you at all times. A cash fee of $30.00 will be charged on all lock outs and lost keys.

 21.

 

All occupants are responsible for the safety of children in or on the premises and no responsibility is taken by the agent or owner for the safety of the children in or on the premises.

 22.

 

All occupants of the premises rented enter the premises at their own risk. The occupants are required to notify the agent of any item that requires repair or attention immediately.

 23.

 

We hope you enjoy the fishing around our local area but please make sure when fish are caught they are cleaned at the boat ramps and not on the property.

 

SPECIAL CONDITIONS

 

Please note:  We ask for a security deposit of $400 (paid by credit card) to cover any extra costs incurred for repairs, extra cleaning or removal of excessive rubbish from the holiday premises. This will be refunded to you on the first working day after cleaning of the premises has been carried out.  If the security deposit is paid in cash we will forward your refund to you by cheque.

 We ask that you treat the property with respect and care and leave it how you would like to find it - but most importantly have a great holiday!!
