Specifics to look at when buying a house

Buying a house is an exciting experience, but it is important not to get blown away by the first appearances of a property, as there could be specific problems that have escaped your notice.

For example, is the front door in good condition? Think about whether it will need to be replaced once you move in, especially if paintwork seems to be masking rotting timber.

Once inside the house, consider what it smells like - damp is usually easy to spot as it will create a musty odour. This could prove costly to rectify.

Next, it is important to look at the floor of your dream home before you sell your property and move into your new residence.

Skirting boards should be flush to the floor - if there is a gap then the chances are that the floor has sunk due to subsidence, again, potentially proving costly to repair.

If the property has a loft, then it is worthwhile asking if you can see it as part of the inspection as lofts can often hide leaks that could jeopardise the overall quality of the house throughout the years.
