Too many buyers think buying a home ends with the acceptance of the offer, but choosing the right settlement service is also an important process.
Buyers rightfully invest a lot of energy in searching for the right property and lender, but LJ Hooker settlement specialist, Janet Hryb, said the process does not end there.
Ms Hryb said a popular choice for buyers wanting to keep costs down were products offered as a ‘flat fee’ settlement.
“The flat fee advertisements are often for standard settlement services, not covering variances in the settlement process,’’ said Ms Hryb.
“Not many standard settlements happen on a daily basis: there may be a delay to the settlement date; adjustments to rent if the property is leased; negotiations to alter the sale price, and the list goes on.
“All of these services can be outside the advertisement of a ‘standard settlement’, and can incur additional costs, which buyers or sellers should understand.’’
