When it comes to renting your property, exactly who should be paying the water bill?
This question can sometimes cause confusion for property owners and is something we will discuss before a tenant takes up residence.
Essentially it is the property owner’s responsibility to pay all service charges for water and sewerage to the relevant authorities. However, in some cases, it is possible to ask the tenant to pay the water usage part of the bill. Water payment can only be requested when it is included under the additional terms in the tenancy agreement, and must be agreed to by the tenant. It is also important to remember that only payment of water usage can be requested. As a landlord and property owner you will still be required to pay the connection fees.
Water usage may be passed on to a tenant where the property has a separate water meter. A record must be taken of the figure at the commencement of the tenancy to ensure accurate payment.
The only way of determining accurate water usage is via a meter, so if there is no individual device a tenant cannot be asked to pay the water bill. This is often the case in large blocks of units.
