- Arrange for the title to be searched and further investigate any encumbrances such as restrictive covenants, easements, caveats etc affecting the title to the property and advising the new owner of their existence and how they affect the land.
- Prepare all necessary documentation including Contract for sale for you to sign, including a settlement statement that will apportion current rates and taxes. Preparation and stamping of Transfer documents on your purchase.
- Liaise with your lender providing finance for your purchase or inform your lender of the sale of your home and request that they prepare the discharge of mortgage for settlement.
- Follow up on contract special conditions to ensure those conditions are met and continually follow up all those involved in the settlement to avoid any delays.
- Arrange and attend settlement, exchanging documents and disbursing funds in accordance with your instructions and ensuring that the documents are registered with the Department of Lands. We also advise your agent that settlement has gone through in order that the keys may be handed over.
