Karratha residents in search of affordable rental properties in the area will welcome the state government's $30.4 million Warambie Estate, which will deliver more housing options in the area.

The region's thriving mining sector has increased demand on residential property in the area, with locals struggling to afford the skyrocketing rents.

State regional development and lands minister Brendon Grylls said the estate would provide affordable housing options to up to 250 non-resource workers in the area - the first project of its kind in the state.

He commented: "Housing affordability has become a major issue in the Pilbara region as a result of unprecedented demand and inflated prices for accommodation driven by the resources industry.

"For small local businesses, the lack of affordable housing makes it difficult to source and keep employees. Many business owners are forced to heavily subsidise employee accommodation on top already high wage costs."

Karratha commands some of the highest rental prices in the state, with the price of a three-bedroom house in the area averaging $1,697 a week.

In comparison, the new housing estate will deliver 100 one, two and three bedroom dwellings ranging in weekly rental prices from $350 to $500.

Full tenancy is expected by November this year.
