Rural property investors may be interested in a 24 ha island near Newcastle which has been put on the selling block for the first time in a hundred years.

Sketchleys Island, located in the Karuah River, has been likened to Tasmania's dairy haven King Island - boasting diverse business opportunities in the agricultural and tourism industries.

The prime piece of rural real estate, which is listed at just below $500,000, is located a short distance from the town of Allworth, 60km north-west of Newcastle.

Once the home of a successful dairy operation, the island's rich soil and clean environment produced award-winning cream.

After possessing the island for three generations, the Sketchley family has decided to sell the agricultural haven, which was formerly known as Flying Fox Island and Kitchener Island.

The island has provided a source of income for its residents, with the family harvesting oysters from its clean waters in the winter, and running a boat hire company from the 'mainland'.

Robert Sketchley said the island was now more suited to someone as a lifestyle purchase.

"The economics of farming have changed. You could make money out of the island for sure, but it would be like a part-time job. You couldn't support yourself from it," Mr Sketchley said, News Limited reported.
