Property managers who allow prospective tenants to keep a pet will attract more interest for their listings and also be able to command more rent.

For example, in the current market, a one bedroom property asking $465 a week in rent would only be worth $420 if not listed as pet friendly. LJ Hooker property manager Gabby Thomson said the only reason why the ground floor apartment could command an extra $45 a week was because it was pet friendly.

This translates to an impressive $2,340 more in rent annually. She also said pet friendliness was a great marketing headline to use when trying to find new tenants for a rental property, either in houses or apartments.

Ensuring a pet friendly property is well maintained, both inside and out, means tenants can rest assured their property manager will be kept happy.

It’s a win win because property managers are less likely to have short term tenants because pet owners, like parents, tend to want stability for their smallest family member.

“No-one wants to give away their pet,” Gabby explained, “and pet friendly landlords who recognise this will attract many more tenants, longer term ones and also enjoy a higher rental return.”
