Should I sell or buy first?
Should you sell and then buy, or should you buy and then sell? It can be tricky to time a sale and a purchase optimally. However, there are options for overcoming potential timing issues. For example, one common scenario for those downsizing is finding the ideal property before the original home is sold. In this case, you might not have the funds ready to make a quick purchase before another buyer does. In this case, bridging finance could offer the right solution.
Are all the methods of sale still available to sell my property?
If you wish to list your home for sale, you can still access sales by auction, sales by private treaty or sales by expression of interest (EOI).
The main difference is that auctions will now, and for as long as the COVID-19 restrictions are in place, only be available virtually. Your property will be listed for sale on an online real estate auction portal, where the virtual auction will take place when the day comes to sell.
What are the best ways to promote my home for sale in this environment?

Eligible entrants:
1. Entry is only open to Australian residents who are 18 years and over and own at least one (1) residential property in Australia.
- No entry fee is charged by the Promoter to enter the Promotion. Where entry is allowed online, there is no additional cost to enter the Promotion other than any cost paid by the entrant to access the website or social media platform of entry via their Internet service provider.

How to Enter:
1. Entry to Competition
To enter the Promotion, the entrant must complete all the following steps during the Promotional Period:
- a) Be an owner of a property in Australia; AND
- b) book an appraisal for the property with LJ Hooker by one of the following methods:
- coming into an LJ Hooker office to request an appraisal, OR
- request an appraisal online (via www.ljhooker.com.au), OR
iii. by telephone; AND
- c) have a free physical appraisal of the property which:
- they own; AND
- conducted by LJ Hooker agent; AND
iii. during the 16 August 2022 and 30 November 2022.
Entries Permitted:
Multiple entries
Multiple entries are permitted per person, subject to the following:
- a) limit one (1) initial entry permitted person for each property appraisal obtained;
- b) if multiple property appraisals are conducted on the one property, only the first property appraisal will receive an entry;
- c) each entry must be submitted in accordance with the entry requirements.
Prize Description
• 7 Prize Winners will be drawn and receive the following prize:
o 1 x $5,000 AUD Pre-loaded Visa card
- The prize will be drawn via randomized computer-generated selection at 161 Castlereagh Street, Sydney - 02/12/22 at 10:00 am AEST

Winner Notification: a) The winners will be notified by via phone (all entrants will have phone number recorded regardless of how they register for an appraisal) on the same day as the draw (02/12/22).
- b) The winners details will be published at www.ljhooker.com.au by 05/12/22
Unclaimed Prizes:
a) Prizes must be claimed by 5 December 2022 at 1:00 pm AEST.
- b) In the event of an unclaimed prize, the prize will be redrawn at 161 Castlereagh Street, Sydney on 7 December 2022 at 2:30 pm AEST.
- c) The winners will be notified publicly (and their details published) winners will be published at ljhooker.com.au within 3 days of the redraw.
PRIZES
- a) No part of the prize is exchangeable, redeemable for cash or any other prize or transferable.
- b) Subject to the terms and conditions of the participating prize provider(s), if for any reason the winner does not, once the prize has been booked, take the prize (or an element of the prize) at the time stipulated, then the prize (or that element of the prize) will be forfeited and will not be redeemable for cash.
- c) If a prize is provided to the Promoter by a third party, the prize is subject to the terms and conditions of the third party prize supplier and the provision of the prize is the sole responsibility of the third party and not the Promoter. The terms and conditions which apply to the prize at the time it is issued to the winner will prevail over these Conditions of Entry, to the extent of any inconsistency.
- d) The Promoter accepts no responsibility or liability for any claim, action or delay arising from this competition or any delay or failure by the third party to deliver the prize, any delay or failure relating to the prize itself or failure by the third party to meet any of its obligations in these Conditions of Entry or otherwise.
PRIVACY
- a) Entrants' personal information will be collected by the Promoter. Personal information will be stored on the Promoter's database.
- b) The Promoter may use this information for future marketing purposes regarding its products, including contacting the entrant electronically. - b) If there is a dispute as to the identity of an entrant or winner, the Promoter reserves the right, in its sole discretion, to determine the identity of the entrant or winner.
- c) The Promoter reserves the right to disqualify entries in the event of non-compliance with these Conditions of Entry. In the event that there is a dispute concerning the conduct of the Promotion, the decision of the Promoter is final and binding on each entrant and no correspondence will be entered into.
GENERAL
- a) The entrant agrees and acknowledges that they have read these Conditions of Entry and that entry into the Promotion is deemed to be acceptance of these Conditions of Entry (and Schedule). Any capitalised terms used in these Conditions of Entry have the meaning given in the Conditions of Entry, unless stated otherwise.

- g) All entrants indemnity and release LJ Hooker Limited from any liability, cost, claim, damage, loss or expense arising out of, or in connection with, entry into this competition.
- h) It is a condition of accepting the prize that the winner and their guest for the prize may be required to sign a legal release as determined by the Promoter in its absolute discretion, prior to receiving the prize. If the winner’s guest for the trip prize is under the age of 18, a nominated parent/legal guardian of the guest will be required to sign the release on their behalf.
