Prominent Gold Coast office marks a new era with five-year renewal

The agency credits its prominent Broadbeach shopfront for driving strong enquiries and sales, particularly across luxury off-the-plan developments.

Licensee and Director Matt Conduit has been based at the same location for almost two decades, with the past 12 years spent as part of the LJ Hooker network. His long-term friend and colleague, Dean Muldoon, joined the team in 2016 and has recently stepped into a director role.

“Digital marketing is obviously very important; however, we have nearly sold as many apartments in our new developments from customers walking into our shopfront and direct referrals as we have from enquiries from real estate portals,” said Mr Conduit, who is a member of LJ Hooker’s exclusive Life Achiever Club, operating in the top 10 per cent of the network for a decade.

“Being situated in the middle of Broadbeach, in such a prominent location, and dealing face to face is a unique part of our business; there are always people stopping to look in the window at our offices.

“That’s when we will go out and have a chat with them, often they will come inside with their questions and to seek further information, one thing leads to another, and they often end up with the best possible souvenir of the Gold Coast – a new property.”

Mr Muldoon believes their detailed support, which includes regular monthly updates to all their buyers during construction, has added to their success.

LJ Hooker Broadbeach exclusively markets on average two new projects per year, typically made up of around 60 apartments. Their latest offering, Lanni Mermaid Beach, which settles in January, has a starting price of around $1.8m for a two-bedroom apartment. The agency also sells existing properties and has a property management division.
