Prized beachfront location sparks high-end interest
Two multi-million-dollar absolute beachfront properties are redefining luxury living on New South Wales’ Central Coast, attracting huge enquiries both locally and internationally.
Hitting the market for the first time in almost 30 years is 24 North Avoca Parade, North Avoca, set in one of the area’s most tightly held neighbourhoods. The coastal retreat, selling through LJ Hooker Terrigal with a price guide of $14m to $15.4m, is the first property in the prestigious enclave to be listed since 2021.
Also gaining attention is 89 Ocean View Drive, Wamberal, which has been softly launched initially to database buyers ahead of an early spring marketing campaign. The state-of-the-art architect-designed home, which was completed last year, has a guide of $12m.
“There is also only a certain number of genuine beachfront properties along the East Coast from Sydney to Byron Bay - there are a lot of cliff-top houses or those with a road in front, but very few that are absolute beachfront,” said LJ Hooker Terrigal principal Tim Andrews.
“With these properties, it is just simply a few steps to the sand. We received a huge number of enquiries, which include high-end buyers already living on the Central Coast and from across Sydney.
“The North Avoca property is attracting international reach - we have been receiving emails from cross the world. And of course, there have been the locals who are keen for a sticky beak and to know what they will fetch because these areas are so tightly held.”
According to RP Data, the North Avoca suburb record is currently $10.85m paid for a beachfront home on 515 square metres in June 2022. The Wamberal suburb record is held jointly by two separate homes also set on Ocean View Drive, which both fetched $7.1m, one in 2016 and the other in 2021.
Described as a once-in-a-generation opportunity, the architecturally designed home 24 North Avoca Parade has four bedrooms, four bathrooms and multiple living areas. It showcases vaulted ceilings and floor-to-ceiling windows capturing its unobstructed 180-degree coastal vistas.
The newly constructed tri-level residence at 89 Ocean View Drive has been lavishly appointed with engineered marble, natural granite and custom joinery. It features a grand foyer, a marble island kitchen, luxe master retreat, home gym and a six-car basement garage.
Agent Dougal Miller-Sneddon, who is also working on the sales, said it was impossible not to be impressed by the incredible position and panoramic views of both properties.
“They are both amazing - every time I go there, I just think wow,” he said.
“Some Sydney buyers are surprised by what luxury properties on the Central Coast are fetching. The gap in the market between metropolitan areas and here is getting smaller. There has been excellent growth, and we expect that this will continue, especially in the premium top of the market spots.
“While some buyers are looking at the properties as a potential main residence, the more serious interest has come from those looking at them as weekend escapes or for family holidays which at this price point people may find surprising.”
