New franchise agreement allows small agency to take on big plans

A boutique real estate agency in Sydney’s south has renewed its agreement with LJ Hooker in preparation for a new phase of growth.
Richard Tsotras, Principal LJ Hooker Caringbah, said the new deal allows them to access the digital marketing tools, CRM systems, compliance support and referrals that come from being part of an iconic real estate brand.
The business currently comprises of a team of five, with plans to grow substantially over the next three years, with the possibility of opening an additional office in the Sutherland Shire.
“Caringbah was a new area for me when I opened the agency eight years ago, and I wanted to go with the biggest brand in real estate and, for me, that is LJ Hooker,” Mr Tsotras said.
“It is a name that has been in the business for almost 100 years, and one that people know and trust. It certainly opened doors for us and, importantly — as a business operator — we’ve had great support from head office, particularly with the digital marketing assets.
“Now we are ready to take the next step with the business, and we know that we have the right people with the right systems behind us.”
Head of Network Australia, Chris Keating, said LJ Hooker franchises are provided with support for day-to-day operations, as well as being able to access additional resources when looking to upscale their business.
“Richard has built up a successful agency in Caringbah and now wants to utilise his experience to take the operations to another level,” he said.
“It is an exciting move for both him and the network. LJ Hooker isn’t just a brand; we have a lot of high-performing people working behind the scenes who can collaborate with businesses, providing them with personalised strategies as they navigate growth.”
Property sales in the Caringbah area have remained stable over the past year, Mr Tsotras said. In addition to growing the business, he wants to recruit more staff and plans on increasing their rent roll.
Mr Tsotras moved to Sylvania Waters just over a decade ago with his wife Marina, who also works for LJ Hooker Caringbah, in administration.
“We love it here because it is such a family-friendly area, you have the beaches and national park,” he said.
“Enquiries from Sydney’s northern and eastern suburbs are increasing. People are finding excellent value for money here in comparison to other areas and a similar lifestyle where you can embrace the outdoors.”
